About the service

ipasumavertesana.lv (the "Service") is an online tool for indicative valuations of apartments in Latvia. The result is a PDF report with a market price estimate based on public transaction data and our expert's review.

The Service is provided by ipasumavertesana.lv, with a registered address in Riga, Republic of Latvia. Contact information is in section 09.

Nature of the report

The report is informational. It is not a certified real estate valuation within the meaning of the Latvian Association of Property Valuers (LĪVA) standards and cannot be used as an official valuation document for a bank mortgage, court, or notarial transaction.

The actual market price at the time of sale may differ from the estimate. The accuracy band shown in the report (±10–12 %) is an average indicator, not a guarantee for a specific transaction.

Price and payment

The Service is currently free of charge. We do not ask for prepayment and do not accumulate hidden costs.

We earn revenue only if, after receiving the report, you separately request additional help selling the property. This is a separate agreement and is not part of the Service terms.

User obligations

By using the Service, you confirm that you are at least 18 years old and that the information you provide is truthful.

You agree not to make automated requests, perform bulk data extraction, or take other actions that disrupt the normal operation of the Service or infringe the rights of third parties.

Intellectual property

The Service's design, software, texts, and report format belong to ipasumavertesana.lv. Open data from the State Land Service and the Riga Energy Agency is the property of the respective institutions and is used under the CC-BY-4.0 licence.

You may freely use the PDF report you receive for personal purposes. Commercial republication or inclusion in other services is permitted only with our written consent.

Limitation of liability

We accept no liability for decisions that you or third parties make based solely on the information in the report. Before entering into a legal transaction, we recommend obtaining the opinion of a certified valuer.

Our total liability in any dispute will not exceed the amount you have paid for the Service in the last twelve months. As the Service is free, this amount is zero euros, except where applicable law provides otherwise.

Changes to the terms

We may amend or change these terms to reflect changes in the Service's functionality or in the legal framework. We always publish the current version on this page with the update date at the top.

For material changes we give at least 14 days' notice by email if you have submitted the form. Continued use of the Service after notice means you accept the updated terms.

Applicable law and disputes

These terms are governed by the laws of the Republic of Latvia. Disputes that cannot be resolved through negotiation are heard by the Riga city court of general jurisdiction.

Consumers retain the right to contact the Consumer Rights Protection Centre (ptac.gov.lv) or to use the European Commission's dispute resolution platform (ec.europa.eu/odr).
